Pat steaks completely dry with paper towels. Season generously with salt and pepper on both sides.
Heat olive oil in a cast iron skillet over high heat until smoking.
Add steaks and cook for 4-5 minutes per side for medium-rare. For medium, add 1-2 more minutes per side.
Transfer steaks to a cutting board and tent with foil. Rest for 8-10 minutes.
In the same pan, reduce heat to medium. Add 2 tbsp butter.
Add mushrooms and cook for 4-5 minutes until golden and tender.
Add garlic, thyme, and rosemary. Cook for 1 minute.
Add remaining butter and brandy if using. Swirl to create a glossy sauce.
Slice steaks against the grain. Top with mushrooms and the garlic herb butter from the pan.
Serve immediately.
Let steak rest for 5-10 minutes after cooking - the juices redistribute for a more flavorful, tender steak.
Don't press down on the steak while cooking - it squeezes out the juices.
Use a cast iron skillet for the best sear.
